Antech Design and Engineering Group was retained in 2014 to redevelop a blighted property in Brantford, Ontario.  Antech provided a multitude of commercial engineering services during all phases of the project.  The project value was $800,000 and the timeframe was from Dec 2014 to Oct 2015.

Antech was instrumental in the project providing a multitude of services during all phases of the project:

1. Zoning by-law amendment, planning rationale report and urban design brief
2. Public presentations on owner’s behalf
3. Preparation of site plan control drawings including stormwater management, grading and site-servicing plans
4. Preparation and submission of site plan control application
5. Engineering and design of the building itself including foundation and steel design along with mechanical, electrical and plumbing design
6. Site inspections and tender closeout documents

The biggest challenge was developing a creative site plan that met the owner’s requirements while satisfying various departments within the city.  The site had existing buildings on-site that needed to remain, however, these structures influenced the design of the new development.  This challenge was overcome through communication with all stakeholders and proposing a development that integrated into the existing neighbourhood while meeting city development requirements.  At the planning stage, the result was 100% approval of the development by City Council.

Completion of the job was based an aggressive construction schedule.  Antech did their part in keeping the job on track by providing timely input into the construction process.  Inspections and reviews were given top priority, and Antech personnel were readily available for consultation.  The result was that the building was handed over to the owner’s tenant on schedule.

The overall result was that the clients were very pleased with the outcome of the project.  This led to Antech being selected to complete a second development on the same property, as well as additional developments on neighbouring sites.
